Initially, at a vacant property, we open all the windows, run hot and cold water from all the faucets and toilets, and check for leaks. We also look for any signs of bugs. To prevent mold issues, we like to have the air conditioner set at 76 degrees or lower.
We commonly see these items needing preventive maintenance and usually recommend them.
Drain and Flush the Hot Water Heater: Rust and sediment builds up from non-use. This affects the water quality and shortens the life of the heater. A simple flush will clean it out. It should be done yearly on ALL water heaters, but especially on those that sit idle for a few months.
Change the Air Filters: Change the air filters and clean the condensate drain lines. This keeps the unit running efficiently and helps avoid unexpected failures. Here's a photo of a condensate drain that has plugged up from lack of maintenance.
Dryer Vent Cleaning: These exhaust vents get plugged and without regular use the lint becomes difficult to remove. It can also become a comfortable home for bugs. Cleaning this will make clothes dry quicker, use less electricity and extend the life of the dryer.
